ABOUT THE SEAT

A growing Los Angeles general contractor building high-end custom homes is standing up a structured preconstruction operation. You own the bidding legwork: vetting subcontractors before they enter the pool, plan review, trade-by-trade scopes, and bid leveling, inside a documented estimating process with defined review gates and an AI-forward workflow. Done well, the seat grows into a senior preconstruction position.

WHAT YOU'LL DO

• Vet and own the prequalified subcontractor database: licensing, insurance, quality tier, responsiveness
• Send and manage Invitations to Bid, with follow-up by phone and email
• Review architectural and structural sets; write scopes with sheet references on every line
• Level bids, flag gaps and exclusions, and feed the historic cost database

WHAT YOU BRING

• Degree in Civil Engineering, Construction Management, Architecture, or similar
• Strong plan reading and excellent English, written and on calls with US subcontractors
• Organized, self-managing, and consistent with checklists and async review gates
• Nice to have: estimating or quantity surveying experience, US residential methods, takeoff software

ARRANGEMENT

• $1,000-$1,500 USD/month, paid monthly by international bank transfer
• Remote, Lebanon-based; independent contractor engagement via Hyperlink; dedicated, minimum 40 hrs/week
• Overlap: 8:00 AM to 1:00 PM Pacific (6:00 to 11:00 PM Beirut)
